Q: Who are you folks?

A: Our network is unlike any other. Most lodging companies are either some big corporation a long way from their properties or very small operators without many resources. Our firm, on the other hand, is a network of individually owned local Managers who use our Network to handle the 101 Marketing, Advertising and Administrative details so necessary to quality lodging.

Each Management Member is required to attain some pretty stiff requirements on cleaning, maintenance and Guest services. Everyone in the group has your best interests at heart.

Q: Who coordinates Guest Checkin and Cleaning?

A: We do - by notifying the Home Owner Association that guests will be arriving and the dates they will stay. There is no work for you. (Some HOA's require you to authorize u to send bookings)

Q: Can I still Exchange dates if I also rent my timeshare condo through you?

A: Absolutely. You can put weeks into the rental program at any time and - so long as they have not yet rented - you can remove them for exchange. Of course, once a guest has signed up to use the dates that booking was be honored. It can not then be cancelled.

Q: What is the relationship between "At The Crest" and the Surfcrest Association?

A: Our websites is independent and was the first website that offered online rentals and instant bookings at Surfcrest. Rentals are allowed at Surfcrest and appear on many websites.

Q: Can I also do my own rentals?

A: Yes, We work on a non-exclusive relationship. So we only charge a commission on booking dates we procure for you. Take your own bookings elsewhere and you owe us nothing on those dates.

Q: Do owners pay Expedia and other travel agent fees?

A: Yes Expedia, VRBO and other websites charge an extra commission for every rental. But unlike other managers, we actually charge that fee to guests by marking-up the rates. That means owners get the same net rental income.

Q: When do I get paid for rentals at my Timeshare Condo?

A: Rentals are audited and accounted for each month. The growth of online travel agencies slows down accounting but increases owner profit. We start firs of the month and get payments out about mid-month

Q: Do you guarantee my Surfcrest condo will make money?

A: Depends on how you want to do it. To be in the AtTheCrest program we only ask you allow us to rent one week per year. But if you want to allow four or more weeks per year, we will guarantee how much income you make.

Q: How long does it take to start renting?

A: Once you give us approval and answers to a few questions, we put your condo information into our world-class software which will then distribute your ads to hundreds of websites. This usually just takes a few days.

Q: How does the Surfcrest Guaranteed Income program work?

A: Make us your exclusive booking agent and allow us to rent out your place four weeks schedule through the year, and we will guarantee you earn at least $1,000 the first year. Or pledge six weeks and we guarantee $1,500. Pledge eight weeks and we guarantee $2,000. But we work overtime to send you far more rent.

Q: Who pays the cleaning fee for timeshare rentals?

A: Good news, we charge the cleaning fee to guests so there is no charge to condo owners. However, we are not allowed to send the cleaning money directly to the HOA. Instead, we sent it to you and the HOA bills you the cleaning cost. There should be no net cost to you.

Q: Do owners have to worry about guest damage?

A: Not really. Damage at vacation rentals is very rare. At Surfcrest guests must sign for a deposit and are responsible for any charges.

Q: Where else will my Surfcrest Condo be advertised for rent?

A: We put every Surfcrest Condo on hundreds of websites. Of course we include all the giant media such as Expedia, VRBO, Hotels.com, AirBnB and others. We operate many locate websites such as OceanShores.com, BytheseaBythesea.com, CopalisBeachVacationRentals, we include hundreds of vacation Rental listing websites and we build a custom ecommerce website for every condo too.

Q: When do Owners get annual 1099 Statements?

A: The federal government requires 1099 Statements to be mailed by February 15th each year for the preceding year, however these are often sooner. They reflect rental income actually paid to Owners, so that includes December through November.
